YOUR MISSION (The Job Description)

The Assistant Chief of Facilities will play an important role for
directing the Engineering Department to ensure the effective,
efficient, and safe maintenance of property facilities; ensures
proper maintenance and repair of the building amenities, utilities,
and related equipment, including HVAC, refrigeration, plumbing,
electricity, natural gas, fire systems, kitchen appliances,
oversees and administers all maintenance contracts. Responsible for
managing the design, planning, construction and maintenance of
equipment, machinery, and other related areas. Responsible for
planning, budgeting, and scheduling facility modifications
including estimating for the department needs.THE NITTY-GRITTY (The
Essential Job Duties)
- Hire, train, motivate, evaluate, and direct staff to ensure
that employees receive adequate guidance and resources to perform
job according to objectives.
- Develop and maintain department objectives, policies,
procedures, and budget to ensure effective and efficient management
of department.
- Collect data and information through inspections and scientific
testing to file reports to appropriate regulatory agencies to
ensure compliance with regulations.
- Inspect property utilities and equipment and take action to
correct problems in order to minimize potential for violations
during on-site safety inspections by OSHA.
- Provide expertise, direction and labor and equipment resources
in event of hazardous waste spill to ensure that clean-up
procedures and results are in compliance with regulations.
- Maintain the mechanical maintenance of the Beach Club area,
which encompasses the spas, the lagoon and the sand bottom
pools.
- Establish and maintain an effective preventive maintenance
program.
- Developing and implementing an extensive recycling program to
ensure all items are disposed of properly in a cost effective
manner.
- Participate in long term planning of facilities expansion and
modifications to ensure that engineering requirements are satisfied
within the overall plan.
- Provide daily tasks for mechanical engineers and update ongoing
task list for the group.
- Maintain all preventative maintenance programs for property
HVAC, mechanical, and fire systems.
- Review all treatment programs for closed loop systems and
review input logs by in-house engineers and water treatment
company.
- Schedule, assist, and review all contracted services for
mechanical and HVAC systems.
- Maintain air quality and mechanical permits for the
property.
- Mechanical engineer schedules.
- Mechanical engineer monthly training.
- Identify/correct/monitor all BMS systems for the property.
- Assist with property needs in all areas of engineering
(Highrise, low-rise, kitchens, plumbing, etc.).

- Working knowledge of various government statutes including but
not limited to the Clean Air Act, Clean Water Act, Hazardous
Communications and Hazardous Disposal statutes, ADA, underground
storage tanks and OSHA; experience in natural gas regulation.
- Demonstrated proficiency in the development, analysis, and
management of a budget in a comparable sized operation. Effective
communication and motivational skills.
- Knowledge of general maintenance and janitorial methods.
Knowledge of electrical distribution, HVAC and plumbing
important.
- Understanding of energy management systems including operation,
programming and correlation to engineering expenditures
helpful.
- These skills and abilities are typically acquired through the
completion of a Bachelor's degree in Mechanical or Electrical
Engineering in addition to a minimum of five years general
engineering supervisory experience and/or through a minimum of
eight years progressive engineering experience in a comparable
sized operation with five years of supervisory experience.
- Ability to work on weekends and holidays.
- 5 years commercial HVAC experience.
- 5 years of Casino/Resort experience.
- 5 years of manager experience in a commercial engineering
dept.
- Knowledge of central plant operations:
- Chiller operation.
- Cooling towers.
- Boiler systems.
- Trane synchrony knowledge a plus.
- Schneider ecostruxure knowledge a plus.
- Experience with in-line and centrifugal pump systems.
- Experience with emergency switchgear equipment and transfer
systems.
- Ability to effectively lead and manage a mechanical team.THE
WORKING CONDITIONSMust have ability to:
- Operate in a working environment that is subject to varying
levels of cold, heat, noise, crowds, smoke, and vibration.
Incumbents are at times subjected to hazards such as the dangers
associated with the use of basic hand and power tools and testing
equipment.
- This position occasionally works outside and is subject to all
weather conditions. Proper clothing is provided.
- Observe and direct actions of subordinates.
- Inspect and maintain areas for which responsible.
- Review and comprehend all necessary documentation.
- Examine all areas of the facility, including attics and
basements, which require climbing, balancing, crawling, and
reaching to be able to accurately inspect all areas.
- Around extreme heat when working in the boiler room.
- Use small hand tools such as screwdrivers and pliers to make
all necessary repairs.
- Use all equipment associated with the position, including but
not limited to basic hand and power tools and testing
equipment.
